From the journal
All postsA twelve-week job on an occupied building, finished without closing a single floor. Here is what changed, and what it took.
Kestrel Court, 24 apartments
The problem
Twenty-four apartments on one aging system, with a different contractor called out every month and no service history anywhere.
What we did
One survey, one schedule, and a single service round every autumn instead of twenty-four separate callouts.
The result
Faults down 38% in the first year, and the managing agent now has a record they can show residents.
Before and after

Forty years of felt came off on Tuesday. The new rubber went down Thursday, with proper falls so the water finally leaves.
What it delivered
Twenty-four apartments, one system, and the callouts that used to come every month stopped coming.
Money not spent on emergency callouts that a service round would have caught.
The van carries the parts for the twenty faults we see most.

They found the leak in twenty minutes, showed me the photographs, and the price they quoted was the price I paid.
